1999³â Metro Group Asset Management (MAM)Àº À̽ºÅººÒÀÇ Umraniye¿¡ »ó¾÷Áö±¸·ÎÀÇ Àç°³¹ßÀ» À§ÇÑ ºÎÁö¸¦ ¸ÅÀÔ, °³¹ßÇÏ°Ô µÇ´Âµ¥ ÀÌ·¯ÇÑ °èȹºÎÁö´Â 128,122 Æò¹æ¹ÌÅÍÀÌ°í °¡½º ÀúÀå ÅÊÅ©, »ê¾÷ Áö´ë¿Í ºÒ¸ðÁö¿¡ ÀÎÁ¢ÇØ ÀÖ´Ù. ÀÌ ºÎÁö´Â º¹ÇÕ ¿ëµµ·Î Àç°³¹ßÀÇ °èȹ Çã°¡°¡ ³ª°Ô µÇ¾úÀ¸¸ç ¾à 5¸¸ Æò¹æ¹ÌÅÍÀÇ »óÁ¡°ú Àü¹®Á¡µéÀÌ ±×¶ó¿îµå ·¹º§¿¡, 2¸¸Æò¹æ¹ÌÅÍÀÇ »óÁ¡µéÀÇ ÀÌÃþ¿¡ À§Ä¡ÇÏ°Ô µÈ´Ù.

In 1999 Metro Group Asset Management (MAM) acquired a site in Umraniye, Istanbul for redevelopment as a commercial retail destination and location for its sales lines. The site comprises 128.122sqm and occupies land currently situated between adjacent Gasometers, industrial sheds and wasteland. The planning permission allows for a mix of uses: approximately 50.000 m2 of Shops and Professional Services on Ground Floor, 20.000 m2 of Shops and Professional Services on First Floor and unlimited underground/ above-ground carpark spaces. The building height is limited to 12.5m above ground.
The masterplan for Umraniye proposed an IKEA store towards the north of the site and a REAL and Shopping Centre towards the south of the site. Underground parking was proposed for both parts, and extensive landscaping planned to bridge the topographical differences on the site.
The South shopping areawas to integrate a public space in between the retail and leisure components of the scheme.
The scheme aims to integrate the new development within a masterplan strategy that allows for future urban fabric to grow and respond to the potentials embedded herein. Foreign Office Architects were appointed to develop detailed designs for the second half of the masterplan, including the REAL store, the retail units, cinema, food pavilion, underground parking and public square.
FOA proposed to replace the covered gallery space in between Real and the retail block with an open square and to unfold the retail block into a continuous frontage facing the new square.The square was proposed as a slightly inclined surface, thus providing access and orientation to the underground car park spaces. A strategy was devised that would allow the centre to grow in the future, thus taking into account the fast-changing and evolving context of Umraniye and Istanbul. This would allow the centre to expand into the growing context, and become a true town centre to the new residential developments around that are planned to house up to 120.000 new inhabitants over the next 5 years.
That is to keep the two potential points of future expansion towards the future tube station and towards the existing gasometer site, in the form of small retail units that can be easily removed to create open thoroughfares to future developments.
